The T Bar T Ranch is approximately 1,800 acres total in size (1,360 deeded and 440 BLM) and is situated at the base of theBig Horn Mountains, approximately 15 miles West of Sheridan, Wyoming. This Wyomingranch is uniquely located directly adjacent to millions of acres of the Bighorn National Forest and hundreds of acres of Wyoming State Lands, providing unbound access to additional recreational opportunities. The ranch encompasses a diversity of Wyoming landscape and habitat types, including rolling grassland foothills, lush irrigated meadows, towering cottonwood lined riparian corridors, and vast conifer covered canyons and mountain sides. There are several small springs throughout the ranch providing natural water sources, as well as Big Goose Creek, a notable perennial stream in the region.

The main house/lodge is of log construction and is approximately 8,300 total sq. ft. in size (includes approximately a 3,700 sq. ft. finished basem*nt) with 5 bedrooms and 4 bathrooms. The main house also has a very spacious and private back patio looking into the tranquil Wyoming cottonwood forest. There are an additional 6 cabins/guest residences on the property, all of which are fully functional, an outdoor swimming pool and changing house. All the residences are supplied with water from a single Madison well, a very clean and reliable water source. There is a very nice horse barn with several stalls and tack room and a roomy mechanics shop

Climate

The temperate climate of this area of Wyoming is one of the most pleasant surprises to those not familiar with the region. Annual precipitation ranges from 16-20”, with most of the precipitation occurring during spring and again in fall months. Winters are generally mild, with average lows around freezing and highs averaging 35-50° F, December through March. Summers have lows in the mid-50s and highs in the 80s F.

The area is known for exceptional Wyoming big-game and upland bird hunting as well as world renown angling, particularly for fly-fishermen on trout laden streams and lakes.

Fishing

  • Big Goose Creek, which flows through the ranch for approximately two miles, is one of the best kept fisheries in the region.
  • It is not uncommon to land 40-50 fish a day during peak fishing conditions on the ranch.
  • Fish can range in size from 13” – 22” and are predominately wild browns and rainbows.

Hunting

  • The T Bar T Ranch has been managed and fostered to provide exceptional habitat for a diversity of Wyoming wildlife species.
  • The ranch is home to wild elk, moose, mule deer, white-tailed deer, pronghorn, black bear, mountain lion, Merriam’s turkey, sharp-tailed grouse, blue grouse, pheasant, Hungarian partridge and a host of other non-game species.
  • Elk and deer hunting on the ranch and adjacent National Forest and Wyoming State Lands regularly produce up to 350” bulls, 170” mule deer, and 140” white-tailed deer, a unique display of trophy quality not seen in many parts of the Rocky Mountain Region.
  • For the wing-shooter, the area is known for excellent hunting for sharp-tailed grouse, blue grouse, Hungarian partridge, Merriam’s turkey, and pheasant.

Ranch Operations

The current ranch operation includes a combination of limited livestock grazing and hay production. The current owners have implemented a conservative seasonal grazing program of approximately 60-90 pairs from May 15- Oct 15th. There are ten developed springs and another seven auto-waters, providing livestock water throughout the ranch, with ample opportunity to develop many more. There is a modest livestock handling facility (with electricity and water), including a small corral, small calving barn, and loading chute. There are good water rights for approximately 64 acres of irrigated land, producing an average of 25-30 tons of grass hay annually. Hay production could be greatly enhanced with updated field management.

Conservation Value

The T Bar T Ranch is a rare gem, a place that not many will ever have a chance to own and enjoy as it originated. The current owners have had the foresight and initiative to protect and preserve the worth and Wyoming heritage of this wonderful place, for generations to come. The ranch is currently under a conservation easem*nt with The Nature Conservancy. The purpose of the easem*nt is not to restrict, but to rather preserve, perpetuate, and protect the intrinsic value of the Wyomingnatural ecosystems of the property, all the while continuing inherent ranch operations.
